A Home on the Riviera

We explain the Greek Golden Visa rules as of November 2026 and show qualifying Athens Riviera homes from our office in Voula.

What is the Greek Golden Visa?

The Greek Golden Visa is a residence permit granted to non-EU citizens who buy property in Greece. As of November 2026 the permit is valid for five years and can be renewed for as long as you own the property.

It covers your spouse, your children under 21 and the parents of both spouses. There is no minimum stay: you do not have to live in Greece to keep it. The Golden Visa is a residence permit. It is not citizenship and it is not a work permit.

Investment tiers (as of November 2026)

WhereMinimum investment
Attica (including Athens and the Athens Riviera), Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents€800,000
The rest of Greece€400,000
Converting a non-residential building into a home, or restoring a listed building€250,000

These thresholds came into force on 1 September 2024 under Law 5100/2024. In the first two tiers the investment must be one single property with at least 120 m² of main living space. The old flat "€250,000 anywhere" rule that many pages still quote no longer applies. The details are in the Golden Visa guide.

Why the Athens Riviera?

The Athens Riviera is the coast south of the city centre, running along the Saronic Gulf from Palaio Faliro to Palaia Fokaia. Glyfada, Voula, Vouliagmeni, Varkiza and Lagonisi are on this coast.

Athens is about an hour's flight from Istanbul. Athens and the whole of Attica are not a restricted border zone, so buyers from Turkey do not need a special defence-ministry permit to buy here. Because the whole Riviera is in Attica, the €800,000 tier applies everywhere on it. In practice that means villas, maisonettes and large apartments.

How we work

Rivieravize is a brand of Aquarium Real Estate, a licensed Greek agency with its office in Voula on the Athens Riviera.

  • We shortlist homes that meet the price and size requirements.
  • We arrange viewings in person, or by video if you are still in Turkey.
  • We introduce you to an independent Greek lawyer who works for you, not for the seller and not for us. Your lawyer handles the application.
  • The Greek authorities decide on the permit. No agency or lawyer can guarantee approval.

Next step

Tell us your budget, your family situation and the area you like, and we will set out the homes and the process for your case. For topics specific to Turkish buyers see Golden Visa for Turkish citizens; for quick answers see the FAQ.

This page is general information, not legal advice. Rules are stated as of 6 November 2026 and can change.

Homes at the Golden Visa price level

Sale listings on the Athens Riviera at or above the investment threshold that applies in Attica. Whether a particular property qualifies is confirmed by your lawyer before you commit.

Ask us anything

Write to us in Turkish or English. We answer questions about the programme, the areas and the properties, and introduce you to independent lawyers when you are ready.
